How to Record Your Quitclaim Deed in Washington
Once you've completed your deed, here's what Washington law requires to get it recorded:
- Complete the deed in full. Include the grantor and grantee names, the full legal description of the property (not just the street address), and the consideration. The legal description appears on your existing deed or your county's property records.
- Check the formatting. Washington law (RCW § 65.04.045) requires no larger than 8½" × 14" paper, at least 8-point type, a 3-inch top margin on the first page, and a return address in the top-left corner. The forms in this download are already formatted to meet these rules.
- Sign before a notary. The grantor's signature must be acknowledged by a notary public — unsigned or un-notarized deeds are rejected on the spot. No notary nearby? Washington permits remote online notarization, so you can notarize your deed online in minutes from your computer or phone.
